So guys like me and you who want to ride there bikes, coach tee ball, and spend more time on the lake can't we have to work (at least I do).  

I met a mentor / colleague at a veteran recruiting seminar and she hired me as a veteran career services coach and eventually recruiter.

They have a 95%+ failure rate.I prefer COACHING PROGRAMS with reputable coaches that train you but also work with you for the first year, helping you with negotiation and evaluating deals, etc. etc.  

This is called lease to own.Understanding the mechanics of lease to own assignments I think varies from state to state.I coach it nationally.But I call them “terms deals” which includes subject to, installment sales, wraparound mortgages, joint venture partners, private lenders, land trusts and more.In most states, if you enter into a lease and an option with the seller, and you’re an agent, and you fully disclosure an agent in your acting as a principal, you’re good to go as far as a business model.There are some states were lease options have some restrictions like Texas and North Carolina.

But in the tiny, infinitesimally small amount of success that I've had compared to you...I have in fact counseled, coached, and advised hundreds of real estate investors. 

I am looking for a mentor/coach to answer questions and help me really to start wholesaling properties.
