On the other side, with their charm and the basic level of English that my colleagues have, they are still managing to make it work in most cases.

This is the number one way I see people lose their money; by relying on what someone says or how charming they are rather than understanding themselves if a deal is good.

Of course, they seem incredibly attractive, charming, lovely, nice ROI, but the simple reality is that they are usually sold as lifestyle businesses to independent buyers, or as portfolio properties to existing rural / boutique hotel groups.

I would hate for him to give the property the thumbs up and then find out I am liable to install a fire suppression system or something else that will require after sale cash out of pocket.
