Finally, you just need to have a good set of house rules that both upstairs and downstairs get in their lease.

One final thought.  

So understand that while you can get a good deal, you are accepting a lot of risk by 'playing the game'.Finally - know that just because an auction lists a price - that is seldom the price something will sell for.  

In this case, it looks like it did take more touchpoints than usual to finalize the request.

Say OP makes $80k outside of real estate, I'm sure with all your knowledge you can figure out how many properties she can buy on that.This is my final response because I have stuff to do.
