After reading your post, I went back and re-read mine.

Account Closed's book (The Book on Flipping Houses), met my business partner through BP and one thing led to another and we have been very focused on flipping homes.My recommendation in no particular order is 1) Read, re-read, and take notes on J's book; 2) listen to the BP podcasts and take notes where appropriate; 3) read the blogs; and 4) read/post in the forums.

I went back through and re-read the rules as you listed them.Am I understanding correctly that you can still sell an option to buy the property, as long as the option period is 1 year or less?

I was just being casual as if I was talking to a friend, but re-reading it I can see how it could be inflammatory.  

While I'd read it a few years back, it wasn't until rereading in late 2015 that everything clicked.

Just re-read my post, I typed hard money lender, but intended to say private lender, there is a difference.

I reread my introduction and feel the need to clarify...I don't plan on quitting my tech job.

If the seller and/or the lender become an obstacle, re-read my first post.
