Our business will be a mixture of buy and hold as well as flips.  

Use the rest to do a mixture of investing in ETFs,  purchase 1 or 2 rental properties or put some back into upgrading our new house.Both of our cars are paid off and we don't have many expenses as we are both pretty frugal.

Do a mixture of both.  

Meaning if you can find a property that has walk in equity or can be renovated to pull out a good sum of cash within the first 6-12 months to allow you to buy more REI its a big factor.Finding good deals that cash flow or yield a high ARV can be a mixture or Luck and Skill mixed with timing.

So basically what I'm trying to do is a mixture of A and B, but since I don't have any of these properties under contract myself I guess I'm serving more as a birdog in this situation.  

My understanding is that rent income is higher on farmland (particularly corn) than on pasture land for grazing cattle.

In my opinion, the neighborhood has that right mixture of ugly houses compared with the "that price in this neighborhood" factor.

Our portfolio is a mixture of managed, rented, and owned units.

The homes are divided in C+ to B+ areas with stable rent demand, etc.All of the homes are currently rented out with a mixture of month-to-month leases and long-term leases. 

We furnished ours through a mixture of Wayfair, Walmart, facebook marketplace, garage sales, and the local bargain box.
