We were in contact with her all the way up until an hour before we were supposed to meet her for a final walk through but when the appointment time came she never showed and cut off all communication and on top of that left the house completely trashed and with a bunch of belongings still in it.

I'd call your city if other work was permitted and signed off on and if permit is needed for drywall .. if not then your good.. if you don't finish off bathroom then you wouldn't need a final inspection on that if pre inspection for plumbing rough in was done before.Tenant could file lien on property for his work..

In the past every tenant has done a final walk through with me and signed a property condition report etc and we agreed on security deposit on the spot for convenience.

@Andrew Johnson  in our MLS system here in PDX... if you do not put your listing as pending within 24 hours or so... you will get a fine and a nasty gram from the board.. and believe me agents get pissed when its active only to call and the agent says it went pending a few days ago... they will then file their complaint... and rightfully so.. waste many peoples time..
