@Isaiah WilliamsTo break out floor tile, I use a hammer, cold chisel, a prybar, sometimes a stiff putty knife with a hammer back (the new Purdy stiff knives are great for this).Break the tile with the chisel in the middle of the tile, chip out toward the edge.

Truthfully it isn't rocket science, however checkbook control is not for everybody in the sense that some people feel a piece of mind having a custodian in the middle, despite delays, however short or long and transaction fees, however little or high.

Probably like any program the % is small, but there are success stories, real success stories.It however is pretty expensive, so that is a consideration.I think there are people probably in the middle that should have just spent that money buying real estate and learning by experience.

Yes, it's harder to get into but 3 properties in CA will likely generate more true wealth aka appreciation than 10 properties in the middle of nowhere that cost 80k/piece.

Most of my tenants are upper middle class, 700+ credit scores, have graduate degrees, and are very professional (which makes my life much easier, and saves me lots of time--which saves me money).
