@Nicholas J MineoAs far as the ADU, I was considering that myself but if I do that my SFH is now considered a 2 unit and subject to rent control - San Francisco, Berkeley and Oakland are the worst with regulations.

As the property is a SFH (Single Family Home) it is exempt from the most restrictive rent control measures in place.

This increased risk is the primary reason after rent control is started, the rent increases are maximum allowed for a few (minimum) years after rent control goes into affect.

If there's local boom in industry we should see the effect in immediateterm not in short tem, so what really happened in 2020-2022 is really big mistake by Fed.Also it seems very natural that in the next ten years we see lot of consolidation in the big business, much less small biz owner, and everything is owned by the conglomeration of some very powerful big names that generates cash from their operation.America is going to be more controlled by big company regardless who is in power in the goverment.

This was verified by MBDs personnel (Brian Dozier) ON THE RECORD if you actually read the court documents.4) Dozier also verified on the record that he was the only one in control of operating MBD and responsible for the money.5) When I received money from my investments from them during the good days, it always came direct from MBD and at the time I even signed a doc acknowledging this.Lastly, the OP mentions several larger investors forcing MBD into an involuntary bankruptcy to recover our assets was a good thing yet they don't mention that:1) Sief IS the one who led the efforts against MBD, organized investors and looked out for all our interests.
