So virtually all my returns are infinite since I rarely have to put any cash into any deal.

Really appreciate the input and something I had not necessarily considered was transportation from where I am to a market to really understand the dynamics I wouldn't otherwise be able to virtually.

We've been using the following system/software and it's been extremely helpful. http://www.transported.co/321-timber-glenn-way-ind...This allows us to virtual walk through's of our properties so residents can understand the feel and layout better than pictures could ever tell them.

Regardless, from ANY landlord's position there is virtually no difference between "staying over" and "living there" except when it comes to legal tenancy status, which does not apply at all here because it appears this is an illegal unit. 

Based on what you posted, There is virtually nothing that this tenant told you that has been based on truth or fact .

Interesting - the market in Huntsville right now has not slowed down at all;  in fact, I would argue it is even crazier than it was 3 months ago, and is now virtually impossible to find a property to cash flow unless you go to C/D neighborhoods or go in areas that typically have zero appreciation (outside of Huntsville and Madison city limits).
