A 50% decline in asset value would result in a $10,000 loss, double the loss of the unleveraged asset.

Most lenders who order appraisals are required to order them through a 3rd party AMC, which can add additional costs to the appraisal but ensures that there is no lender (Or borrower) bias in regards to the values.

You won't "add" much value to a Class A property.

So if you have the property for a total of 10 years, moved in at year 8, little value or tax advantage.
