They all represent a management mentality that assumes they will be renting to Section 8, drug addicts, and pedophiles forever--so why spend money on anything but duct tape.  

I think we will start to see massive fraud reported in the coming months, where select groups will collect unbelievable amounts while leaders point fingers... and the taxpayer will foot the bill. 

Even passive investors have to spend a lot of time building deal flow, reviewing deals, and turnkey investors still need to manage their property managers.Be careful, you'll get addicted!

So if he screws you (something I am assuming is likely as I'm picking up he's probably a drug addict or something of that nature) you'll need to evict them through the courts just like any other tenant.
