Last Christmas we were in the middle of working a deal and he and his partner took their 12 y/o sons out to hand out jackets to the homeless.

When we hand out the card to the tenants they have 3 rides credit to them.  

While I'm happy to help fellow investors, I'm not here to just hand out my time/effort on extremely generic questions.

If you moved out of Florida in to a state with a state income tax they’re probably going to have their hand out for a cut as well.

The aggressive behavior started when I said I wouldn’t be paying for a repair for damage that the tenant had caused, and it’s almost like when the tenant recognized I wasn’t going to hand out discounts, they started feeling like a “victim” (their words).

Once cracks turn up in the economy, look for:- an abrupt pivot in Fed talking points - rates will decrease precipitously- more free hand outs in the form of stimulus  (to buy votes)If you buy now (even at higher rates), you can always refinance later.

@John MaStick with someone you are going to be proud to talk about each time you hand out a business card.Nobody knew what Xerox was when they started, but they are a household name now.  

While I don’t expect leniency from the city (I know they did a webinar training on FAIR...I can send you the handout @Amanda Hansen) I do think there’ll be a period  of time and adjustment as leases come up over the next 11 months while landlords figure out how to comply.
