Kevin,All the major tourist areas survived (Dollywood, Ober, downtown, the aquarium).

For those who don't know, this beach is breathtaking and has plenty of tourists per year. - No HOA on the property- We bought it for zero dollars down using my VA loan, mortgage will be ~$850- Flip house, therefore it came equipped with stainless apps, granite counters in the kitchen and bathrooms, brand new hardwood tile throughout the house, double-deck patio in the backyard with fire pit.

That area is prime tourist area. 

I thought about doing short term rentals too but Atlanta is not s city that attracts many tourists if I''m not mistaken.

Tourists comes into the neighborhood, spending more money in the neighborhood, driving the need for more upscale amenities, driving up the desirability and ultimately, driving up Apartment Rental prices.The Rent Protected Renter who had lived in the neighborhood whose personal economics had not kept pace with the skyrocketing upward swing of the Economics of the neighborhood..... well, he's out in the cold, only thankful that his shelter is protected, but angry at the issues that left him in such a circumstance.It's a movement that I don't think anyone in the circumstances of the Rent Protected Renter can easily fix.

The hard part with that is that most anywhere that tourists go has RE for sale asking dollars even if it's a Mexican citizen selling. 

You are exactly right, Pigeon Forge used to be nothing but it has really become a tourist attraction over the last 10 to 15 years.

The place is a tourist draw summer and winter.

There are several colleges out my way as well as several huge tourist attractions.

I'd like to find a geography where the airbnb laws are friendly in the city plus easily rentable short term - eg tourist destinations, great weather, near a colleague town, etc.Thanks in advance
