If the boxes and doors are solid, a fresh coat of white paint can do the trick.

I know that luxury vinyl plank is very popular these days, but 3/4 in. hardwood sanded clean with three coats of oil-based poly on it will take a monstrous beating in a rental and still come out strong.

I'm not going to sugar coat it for you, however that is why you need to do it.

This is a 4-bedroom home and no bathtub would turn away families with kids (1.5 bath home).If the tub is in good enough shape re-gel coating it is a good idea, hadn't thought of that. 

Cost of doing it myself: $92 dollars for sandpaper, clear coat, cleaning materials, etc.

If you gut a bedroom, you have to insulate the walls (figure an itchy hour), load in, cut and hang drywall (couple hours if just walls, most of the day if you are doing a ceiling), tape drywall (days worth of work between coats and sanding).

We would add on three rehabbed double-wide mobiles -- new flooring, new roof coating, fresh paint, working appliances, working HVAC, and so on.

These floors are damaged as soon as the movers bring the furniture in the house because they are essentially press-board with a coating on the top.

Personally I stick with M2M...... you have no idea who these people are....you didn't screen them and sellers tend to sugar coat how great the tenants are....you may want them gone soon and the M2M makes that WAY easier than a 12 month lease.
