I know that luxury vinyl plank is very popular these days, but 3/4 in. hardwood sanded clean with three coats of oil-based poly on it will take a monstrous beating in a rental and still come out strong.

If you gut a bedroom, you have to insulate the walls (figure an itchy hour), load in, cut and hang drywall (couple hours if just walls, most of the day if you are doing a ceiling), tape drywall (days worth of work between coats and sanding).

Personally I stick with M2M...... you have no idea who these people are....you didn't screen them and sellers tend to sugar coat how great the tenants are....you may want them gone soon and the M2M makes that WAY easier than a 12 month lease.
