It is true that the PM company could just never pay you the rents and keep the security deposits in their account and disappear.I guess the one thing I see differently is that with an authorized signer(s) you are clearly expressing consent to the bank that (a) particular individual(s) can withdraw all of your funds without your permission.

Most cities have a rental license of some sort, many have added inspections, although in Kansas no inspector can inspect without the consent of the renter (state law we tried to pass in mo, but failed) KCMO has a tenant bill of right that they passed just before covid that almost calls landlords racist but we got them to take out the most inflammatory language and we were able to get a lot of items blunted so the bill of rights doesn't do much more that support existing law.

Oh and last thing, if you are unsure about the agent but want to give them a try just sign a shorter term exclusive agreement as I don't know how consent works in Texas when you want to part ways.
