If you are referring to a revocable trust, there are major benefits around estate planning.If you are referring to a land trust, I understand the main benefit is keeping your personal name off the public records. 

It is true that the PM company could just never pay you the rents and keep the security deposits in their account and disappear.I guess the one thing I see differently is that with an authorized signer(s) you are clearly expressing consent to the bank that (a) particular individual(s) can withdraw all of your funds without your permission. 

My bet is that you would see a stiff fine and license suspension on the 1st offense and revocation thereafter.Wholesaling in general is an evil, unethical business. 

They were happy to sign it before the needed time frame (consent on both sides can be sooner) since I didn't change anything other than ownership.

@Patricia Steiner I appreciate the advice, though I need legal advice for this situation considering I didn't know I had to give a 90 day non renewal since the lease said they had to be out unless I gave consent which I haven't.

Most cities have a rental license of some sort, many have added inspections, although in Kansas no inspector can inspect without the consent of the renter (state law we tried to pass in mo, but failed) KCMO has a tenant bill of right that they passed just before covid that almost calls landlords racist but we got them to take out the most inflammatory language and we were able to get a lot of items blunted so the bill of rights doesn't do much more that support existing law.

One way to achieve that would be a consent decree that lays out those goals and a deadline for the city and county to achieve them.

Oh and last thing, if you are unsure about the agent but want to give them a try just sign a shorter term exclusive agreement as I don't know how consent works in Texas when you want to part ways.
