The biggest job producer in this area is likely the Nuclear Power Plant, not much else.

Spent 8 1/2 years in the Navy as a Nuclear Reactor Operator (Electronics Technician Nuclear).

But if they want to be hard-nosed about it and tell me in no uncertain terms to either pay up now or pay a lot more in higher fees (bad credit rating, public notices on my record, eviction, and so forth), I accept the fact they have the legal right to exercise their nuclear option.As far as I know, everyone faces the same potentially harsh consequences when something goes wrong (for example, the tenant in the White House can be evicted for committing high crimes and misdemeanors).

Same issue, I don't have the volume or big projects for them...and depending on the small project its usually not worth their time.One option I've considered is using Craigslist resume section....

So you can add that to your resume, cow and trailer dealer!

As far as how to find them, I think it IS just about networking, build up a 'resume' for yourself, and PERSISTENCE.

I'm thinking it might be better to send them all at once and use the nuclear option rather than send each one individually though I might manage to get an extra months rent for January I think dragging it out would piss off the tenant and make things much worse in the long run giving them a greater chance to further damage property and possibly injure myself and other tenants.

This will build his resume and help him gain connections.As others mentioned, you are smart to NEVER rent to friends or family.

Lastly Like @Michael Le mentioned you get experience which you can put on your resume which helps with loans.
