Single Family Renovation in NY - Estate Purchase

Hello all,

I've been on the forums here for about 5-6 months now learning about REI as well as providing candid and anecdotal responses related to construction being a licensed architect myself. I've had several connections ask about my investing strategy for my first purchase. One of my approaches surrounded the purchase and renovation of my own residence. Purchased at a deep discounts part of an estate sale, it already had built in equity however I renovated to forced appreciated. Here's some of the before and after photos. We are not fully complete, but I would say about 90% for the interior. I designed the kitchen surrounding the semi-open feel but still clear distinction from living room. I completed all the demolition myself and coordinated various trades to complete the installations. Here are some photos of the completed first floor.
