So my advice is to be prepared to either price it with the repairs all in mind, and be ready to at least negotiate some of the repairs or give credits for them in your inspection resolution negotiation.

All the court wants is resolution and a certain degree of compliance.Claimants include heirs, contingent heirs and beneficiaries, their successors, assignees and creditors (both secured, unsecured and priority unsecured like DHCS).If you can ache ice agreement by all parties, there's no one yo gripe.Referee's required to provide date of death value and another appraisal if DOD < one year. 

Almost all HOA declarations over the past fifteen years requires this dispute resolution process and is only changed to promote costly court cases at the encouragement of HOA lawyers.
