To structure a partnership, consider forming an LLC where you handle property management, renovations, and operations, while the investor provides the down payment.

After reconsidering the utility cap, I’ve decided to only include Wi-Fi as a provided utility, and have the other utilities split between tenants.

When your a housing provider where good decent people want to live, well the rest just has a way of taking care of itself, it really does. 

My property (soon to be properties) in Costa Rica are calculated to provide a modest cash on cash return but will provide a very high lifestyle return.  

So multiple eyes and local expert providing local cost and input on lifespan.Here is an example that has a part that is more expensive in my market than other markets (unlike most parts that are the same everywhere, so in this case your cost should be significantly less due to both cheaper part and cheaper labor): $1600 40 gal water heater installed (this is good price for a plumber, a little high for a handyman) with expected life of 12 years (i have some that go 20 years and some that die in less that 10 years (mostly rheem die in less than 10 years), 12 years is fair life expectation

@Phil SheltonYou would need a civil engineer to provide a drawing to get submitted to zoning and get a permit if it passes zoning is most common This also depends on the road - if it’s a state road forget it as it will take a year to get approved and cost a fortune - if it’s a local road process not as cumbersome but don’t expect this to happen quicklyIn some instances you may have to prepare sight distances etc to make sure it’s safe to add a curb cut
