I keep portable AC units for tenants to borrow, so are using one of those to cool the bedroom.I have at least 20 trees down at one property with land and they missed the house but landed on my storage building. 

While it is harder post-pandemic to negotiate on price based on inspection results you still want to make sure there’s not a $100K problem you missed that the inspector will find.

I have a feeling I am missing out on a lot of cash flow.

That means not traveling unless necessary, less going out to eat/drinking and avoiding unnecessary expenses of all types till your HELOC and CC debt is close to nothing.

Only thing missing now is a wholesaler to find a property for me.

It has become my main motivator for learning so much about real estate investing the last 1-2 years.Where I'm at now is I feel like I'm missing out on other stuff I could be doing to achieve my goals.

The table stakes are way too high right now for properties that most new STR owners are either overspending to keep up or missing the mark altogether.

If you did not deliver the proper Notice to the tenant, missed deadlines or tried something else that is not legal, your eviction case will be thrown out.A normal eviction for non-payment of rent should be settled in a month, I can only imagine that your property management company does not know how to follow the law - and I hate to say it, I know several, that do not even meet the necessary license requirements and therefore no surprise they don't know.
