It's just a gulley is the mentality today.  

If this is the case, I would feel more confident going back and asking for things, but as mentioned, it really comes down to the mental math of what gets the deal done and what do you think will kill the deal.

The problem is that while the federal interest rate is 0 and Fannie and Freddie will continue to purchase these loans, the true reason that the actual mortgage rate would go down is an increase in demand of these loan from the secondary market (increased demand = increased price = decreased rate).Right now, investors are spooked, so the secondary market for these loans has fallen off in demand as people adopt a "wait and see" mentality for this outbreak. 

Debt is cheaper, so it’s important to take advantage of opportunities with a buy and hold mentality.

My concerns are:1) Renter mentality versus owner mentality -  I understand that finding quality renters for a mobile home can be difficult and I really like that selling provides the buyer with a owner's mentality and pride of ownership.

Anyone wishing for this or looking forward to the fallout is  either a mental case or a psychopath.

I won't reward that mentality with a free place to live.

I've listened to tons of podcasts, know my market, and am finally mentally ready to pull the trigger.

The neighbor on the other side of the shared wall is reported to have a mental illness that causes her to scream obscenities at all hours of the day and night which obviously is making my tenants upset and will make it impossible to keep long term tenants.
