I know people that have had great BRRRR success in Detroit and Memphis, including myself.

I mostly do small partnerships with people and am the operator, but I have a team and have not taken a tenant phone call for 20 years. 

Some people don’t want to bother.

So it may end up costing you $400k within 30-60 days without any financing options.How do people overcome this when you do your due diligence?
