Folks seem very willing to dramatically pay more in these “affordable” markets in a feeding frenzy fueled by cheap mortgages and limited choices for house hunters.

Not to mention they should feed into each other for clients.

Take away the master who tells them what to do, watch them look for another hand to pat them, feed them, and beat them.

So if your going for an SFR as opposed to a multi unit.. if you buy at those price points you will break even or maybe be 100 to the good maybe 100 to feed it.. but you will mitigate the RISK hugely. 

I've also seen square footage of finished sunshine basements and even the lower levels of splits (where the lower level starts about two feed underground and all the windows are above ground level) not counted as square footage.

The event was triggered when a polybutylene pipe feeding the upstairs bathroom burst over the living room ceiling while my tenant was at work.

So when all the hungry fish come arguing feeding them is best....... 

Unless this house would rent for $2000 ($400 net after paying $1600 PITI) you have not given enough details to give you any kind of feed back.  

Remove bringing value (ie problem solving) and your just a bottom feeding carp complaining there is nothing but trash and no caviar laying around waiting for you.
