The other catch is you have to either document prior experience managing rental units or use a property management company if you need the rental income to qualify. 

So far overall my experience with rentredi has been really good (I found them through the BP ads) and I can recommend but I do still get contacted by my tenants for their maintenance requests which is the main drawback of not having a full property manager in my eyes. 

For example, don't have your CPA firm do your books, why because if there is a mistake they won't catch it.

We are open to using wholesalers and are looking to get plugged in to a wholesaler, realtors in the area, etc.We've been eyeing SFR ~3/2 in the <$250k range.

Getting it on the MLS will help get more eyes on it for sure but mostly ensuring that the place is in pristine condition and priced slightly lower than your comps will help.

I am not beeping harsh as she requested additional eyes which was good and she was receptive to inputs… I consulted on one today that had 95% LTV OO but no PMI, 2% vacancy as self managed including delinquent rent and tenant turnover, a maintenance/cap ex that was based on percentage but was a quad and her allocation was ~50% of my estimate, and no PM even though she intends to move away in a year or so. 

I have been graciously turning a blind eye to the occupant and dogs situation for the past.

I've used them (not sure if I can name, but starts with an R and ends with an A) on about 6 or 7 of my deals so far and its true 100%, no money down financing.The only catch is that they cross collateralize against other properties you own - including your primary residence.But they close and are very thorough.Their appraiser and rehab inspectors are very good too.

Once reviewed, try to subtract 1 task that hasn't gotten too much traction and incorporate another new task that will help you get there.
