To reiterate, I submitted the (cash) offer with dual agent and the response was a verbal acceptance that the ONLY counteroffer is that Seller is a Licensed RE Agent.So to update, I have since signed that counter without hesitation, as it does not irk me that seller is agent - even to their own listing broker - as it is in this case.
