I've never been happier or looked back.

@Bill Brandt $20K non-refundable is pretty ballsy, but definitely puts "money where mouth is".  

We find that although many owners wish for a live-reporting feature, we don't think it would actually make them any happier once that becomes available - they will just have more reasons to panic unnecessarily.One thing that is annoying is the AppFolio statements have a "remit balance" line at the bottom.

Everything gets pushed and they forget about you as they're living hand to mouth and just need to get their money from the current job.

Since then I have self managed and am much happier.

Issue is that we decided that we'd be happier living in spaces with more space and greenery, so it's more likely that we'll settle down where we currently are in the Tierrasanta area rather than making the move to more congested areas.

Meetups (even if they are virtual), networking events, and even word of mouth are great ways to acquire investors. 

One thing with street names-- the nicer/happier it sounds, the worse it is... where I used to live, the ghetto was called "Friendship Court" 

I own a 4-plex in a less than desirable area and two of my tenants are section 8 and I couldn't be happier with my returns.
