IF all projections are met and the property is sold after 5 years it will be about a 10% annual return after all capital gains taxes are paid.

Make sure that whatever deal your looking at, you have the cash to enter, and realize your probably not going to receive back that equity + the gain on investment via appreciation, until you sell.

If a limited partner is in a tax bracket (earning less than 50k per year) approximately how much would they owe in capital gains after the asset is sold? 

This would also make a big difference when calculating your net gain. 

If you are going to be doing more than just the one deal you are currently looking at, you will gain a lot by learning from the experience and mistakes of other investors.
