The GP just finished remodeling all the units, 98%+ occupied; mostly students on full year leases. 

I've been woken up late from parties, broken glass, revving engines, etc. - I've had to haul away a ton of trash, cans, dirty clothes, etc.

Some states/cities legally require you to renew leases if they have not violated one of the "for-cause" eviction criteria (destruction of property, late/no payment, violation lease, etc.)

They are at 7 and 9 years so far.)My PM pays for themselves in too many ways…I don’t face any fair housing violations because I’m not keeping up on monthly changes local, state and federalThey take care of advertising, showing, rent collection, charging late fees.

I just finished their taxes with their CPA and I can say from first hand knowledge that real estate is the most effective way for immigrants to obtain the American dream.My parents immigrated to California in their 20's from Asia with no money, and could not speak English.

It seems we all wait till late spring and their trying to re-list sells / fails and they are  more open to creative offers.

I would pay a bonus based on staying under budget, finishing on time. 

Your building looks great and the interior photo makes it look like it's more high end with the finishes.

Also, I'd suggest that as you get going, you finish setting up your profile to help folks know how best to help you!
