I am also in a very hot renters market (Charlotte) where folks are moving to every day.

I put an ad up on Craigslist every day, cost is $0. 

And i feel it every day.

I got a section 8 tenant out by calling everyday and offering to pay for moving service.

I would maximize the 2hrs everyday and lock down some deals first before doing something stupid.

I have been reading and listening to the podcast religiously every day and also trying to practice analyzing deals to prepare for finding my next property.I know this is the most important skill to hone to become an effective investor and I fully understand the process.

Within 2 weeks of me showing up everyday the contractor was suddenly finished and left the job site.
