There are good sponsors that have a bad deal but what I have seen typically is the sponsor lacks significant experience - they have experience in marketing and raising money - which is not hard when you are promoting 15%-40% returns that clearly were not achievable on a consistent basis. 

They believe that someone with knowledge, experience and capital would be interested in partnering with them, of course on a 50/50 basis.5.

Most equate forming an entity to asset protection, but completely ignore the action items  that should be done on a daily basis that actually protects against the claims from arising.

Every person that has completed ground up construction in Cape Coral has turned out positive, but there have many been many delays and limited communication from specific builders that we are aware of and offering guidance on a case by case basis. 

Make sure you keep records of the expenses as it will most likely add to the cost basis of your property when you go to rent it, increasing depreciation and lessening income.

The Josh Dorkin/Brandon Turner & early Brandon Turner/David Greene episodes were the best…realistic portfolios held by everyday people and deep dives into 2 or 3 or sometimes more of the properties, that kept me listening.

I am not a new investor :) but as someone who is working with them on a daily basis I will rank in order the buyers I am noticing:1.

However, you might be better off negotiating with a local company who can service that unit on a as need basis.
