I downloaded and am prepared to use the forms found in the BP Toolkit.Since this is my first rental, I want to make sure I cover all of the bases.

I have the 5 state version for $79 per month and can download 10,000 leads per month.

I don't know why any real estate investor would pay another company for leads when you can download 10,000 leads per month that are much more accurate than canned leads and for only $79 per month. 

I put several videos on youtube and there is a wealth of information showing how I do my marketing, crunch numbers, where to get free leads, how to import leads, create mail lists, do telemarketing, bulk email, direct mail and you can download the software for free with no monthly fees and no sales pitches.My goal is to have other investors constantly improve the software the same as Share Ware where every investor benefits from each other's efforts.You can find my most recent video and additions to the software on youtube by searchingFree Real Estate Marketing Software blprei 12 05 21 and search for multi-units blprei.Hopefully, this does not conflict with BP's terms.

Does anyone have suggestions on how to download sales data in a specific region with buyer and seller agents attached to each listing?

Have you downloaded one of the many app's that help you look at properties to find owners or jumped on the local GIS system?

if this is me I am still going to go to a lawyer VS downloading a form online and have them prepare the proper note and then I would do just as @John Kunick laid out. 

Hey @Scott Christopher,Not sure if you are still in need of one but if you download the app NextDoor, you can type in key words such as handyman and people that live nearby usually have some great recommendations 

I recommend you read this book, download copies of your state statutes to educate yourself, and then start building a "book" of policies, forms, form letters, and other resources just like you would any business.You're only managing one rental, so don't go overboard.
