I devote a few hours everyday to reading and researching things, but I'm still curious about a lot (types of investing, types of investment financing, juggling work, life and real estate, etc.).

But in January, after several long and grueling negotiations with my wife, I devoted myself to getting my real estate license.

Honestly you can do better, with less work.You could likely drive down the price, but then you need to ask yourself if you have the time and energy to devote to the substantial rehab this place requires?

@Josh SmalleyIf you don't have a lot of your own time to devote to the business and / or you won't often be in the city where the investments are located, then turnkey investments are a very viable approach.

Between my current situation, my time in college as a student renter, and even seeing my family dabble in rental properties I have decided this is something I want to devote significant time and energy towards.  

It may not be as difficult as it sounds if people would devote time to doing things honestly instead of trying to find ways to cheat the system AND the sellers.

We have real opportunity costs when we devote time to the management of our investments.

I currently own a couple Rocky Mountain Chocolate Factory franchises, but have began to devote more capital and time to becoming more active in the real estate industry.  

@JosueI respectfully disagree with your contention that a) there were inappropriate identifying details disclosed in this post and b) with the idea that one should not discuss, in a forum devoted to the issues facing landlords, how to deal with the problems that arise from an overdose death in a rental until. 

Its all about your devotion and interest and not the time.
