I’d like to propose a structure to the daughter who is handling the sale but I’m not exactly sure what to propose.

Another CA sob story but after searching the forums, I find situations not exactly like mine so here goes.This starts out same as other stories, I had a tenant on a lease, she moved out and left her daughter and her husband in my apartment.

We were able to close the deal working with their daughter as POA but with the loan still in the deceased gentleman’s name.

I didn't even mentioned she had her daughter and her 2 kids move in as well. 7 people in a 1 bedroom apt.

My daughter turned 18 last May, prior to that my mother was her legal guardian.

Two older daughter's in their 20's, working part time jobs paying $30K/year.

. - My wife and I have a daughter (who has special needs), and another little one on the way. - If either set of us (both my parents/ both the wife & I) were to pass somewhere along the way, where do the children/heirs fit into this at all?

As a side note, in 2016 I set my daughter up to run a STR utilizing AirBnB in NYC; three apartments in one building.  

My daughter works at a store where people are shopping for bathing suits in Pittsburgh!!!

I have a single family rental house and the tenants are a couple with a daughter and a couple of dogs.
