The good agents, PM's and lenders can pinpoint the risks and often do both in these forums and in their daily business but they are the minority (if you happen to have them in your rolodex,  hold on to those relationships, they will prove invaluable over time).

The only thing that has occurred as sold to me was the amount of rent from the City of Memphis but we don't know if that will possibly change as well.I know I reached out for points of contact in the area for doing more transactions but at this point I think I'm done.

While sellers are not obligated to pay the buyer’s agent’s commission, they can still choose to do so if it is negotiated during the transaction.

So, if a “typical” transaction would require 20% down payment to go along with an 80% institutional loan, then if I brought in a couple of investors who funded 10% each and I as “sponsor” received a 33% ownership interest as “promote”, I would have used OPM for that 20% down payment.
