I've invested half of my savings already in crypto, 403(b), Fundrise, and some stocks and I don't plan on pulling them out although I would and could save some more money to start buying at least 1-2 properties out of states if I want to and that's actually what I plan to do. 

To fund my down payment, I took out a loan against my crypto.

If you have other investment ideas that you think can make you more money for equal or less risk, I would say go somewhere else, but generally consumer sentiment is everything is overvalued: stocks, crypto, baseball cards, vintage cars, real estates, etc.  

Creative knowledge is the currency of real estate.

The next crash will be our currency which of coarse will absolutely negatively affect real estate in ways we have not seen 

I'd rather rent to the doctor than the guy who makes money trading cryptocurrencies. 

Other people have seen huge gains in crypto.

I'm actually pretty well diversified across the vanilla stock market, crypto (I have none of my actual money in the market--sold off enough to cover my initial cost basis + profits so it's just funny money at this point), RE, and PM's (maybe 2% of my actual portfolio).

 In snooping around online I ran across a new Crypto currency that involves solar energy.  

Does anyone have any experience using eMax or other Cryptos as a means of consideration(or as an assignment fee) for a Real Estate deal?
