All that is to say that it's a little bit of the wild west right now with regards to pricing, but look at your competition, be honest about how your property compares to theirs in all ways (location, configuration, amenities) and price accordingly.

Also PLEASE avoid the L-shaped configuration when putting two beds in a room, in my opinion it looks terrible and cheap.

Furthermore, our Luxury Mini-Hotels are produced so they can easily be re-configured to other uses should the oil boom slow down.

Maybe it's the neighborhood or city it's in, maybe the site is configured a little weird, odd shape etc, or maybe it's next to industrial.

My big picture goal is to elevate the property to a 4b/3b configuration.  

Generally, I'm looking at about 1,250 sq ft per units but may configure some smaller/larger ones.

Spreadsheet or just a Note file to jot down configuration of the units (purchase date of appliances, model #, paint color and sheen, etc.).Yeah, you could use or pay for some sort of software, but everybody I've talked to ALWAYS finds its a least a bit short.
