My second slow season I decided not to rent it out because the propane bill to heat the home wasn’t worth the hassle, this last slow season was record snow and many homes lost power and heat for several days, it was categorized as a natural disaster.

He has someone clearing it out and is mostly vacated now leaving pretty clean actually.. so all good i guess, just have to start the screening process and hope to fill for Nov 1st.Thanks again

I have a few things I am hoping to get some guidance on if possible:1) Can itemized deductions just be the quotes for things needing fixed/ cleaned?

Do one of you have power of attorney to allow you to take over managing the unit?

I just have 5 units and am doing other work to help pay the bills in addition to doing all the property management myself (upkeep, repairs, cleaning in between tenants, mowing, finding & interviewing tenants etc).
