Two single mom's, one with children living in the same home....

I just talked to the tenants today, they reported:Homeless people urinating, defecating in publicAwful stench coming from the tents Sketchy/mentally ill people roaming aroundThis especially bad since this is a duplex, and both units are rented to large families with small children.

Are there things for children in the yard? 

I’m exploring this site and real estate in particular as a way to increase our cash flow, ease up our responsibilities and increase our choices in how we live our lives.I’m particularly interested in multi family investment properties, first to move my 22 out of my house (anyone familiar with Denver will know the housing cost situation here is tough), and second for passive income streams and equity building for my children’s future. 

(That son has 2 daughters)The question is here in Utah, when a person dies, I believe it first would go to children if no spouse exists. 

Would you want your young children bused by someone with her medical condition? 

You came across as someone who made it in real estate to take care of your family and your children but in a position to help out less fortunate/educated but good people.

Buy some snap traps, bait them and put them in areas inaccessible to children/pets. 

I didn't own any investment properties when my son was in school but I have no resentment whatsoever for the fact I'm paying to educate my tenant's children.

You may have state laws regarding the pool, we do.Typically, you need to make sure you have:Permitted fence with a lockable gate, the lock/release mechanism needs to be 5-6’ high so children can’t open it, same with exterior doors on the house leading to the pool area.
