@Daria B.Livable condition includes things like the roof, plumbing, electrical, flooring, walls, ceiling, no peeling paint and cabinetry being in place and working order for someone to move in without a hazard etc.

It is more expensive then in wall hose/flex duct.Are you considering doing it for aesthetic reasons or for a functional reason like you can't run the duct-work through the ceiling trusses?

Those properties always trade with a huge risk premium built in, meaning that even though a property may be worth $xx @ a 7 cap and the rest of Toledo is trading at a 7 cap, properties in rougher areas seem to have a ceiling of about $25k per unit, no matter what the cash flow looks like.

Leaking toilet with ceiling repair needed, another leaking toilet with sub floor repair needed, some new windows needed, new AC needed, a bunch of small electrical work, some roof issues due to ice dams that needs to be fixed, asphalt and garage foundation repair, gutters needed (none).

It was my first real estate transaction, everyone told me it was a bad idea, one friend begged me to lose my deposit and renege (she is now investing with me :) The only supporter of this purchase was my painter brother, who showed me how to spray paint, so I put on a hazmat suit and primed and painted the walls, ceilings, floors and inside of cabinets.
