@John Fields if seller will agree to escrow agreement of 2x the estimated repair costs in escrow and state clearly how you access those funds, that may work if your lender allows.

A LL and tenant have a lease agreement with an agreed upon date.  

An addendum to the agreement is a common tactic for this that everyone signsIf I was the agent here, I'd advise my client to just ask for the repair to be completed to 100% satisfaction and see what they come back with. 

Plus, while we have a membership agreement, if a contract is the basis for a deal, don’t even consider the partnership!

There are also ways around it to use your lease agreement if you are aware that you're getting above market rent.

Even in the 30ish states that did not require an agreement, it is still common practice for many agents to have a buyers agreement in place before showing homes.

Often with a solo(k) the structure will be something like this, the financial institution will provide you with a 401(k) plan document and adoption agreement, you should be able to select certain plan defaults.

Current tenants rent our property (detached town home, 4b2b) for one year and want to extend leasing agreement recently.

Tenants have kept the property in decent condition so considering that my initial strategy was to not disrupt them, maybe do a month to month lease agreement while making some repairs than execute a new lease Jan 1st with a small increase in rent. 

But that would definitely be a sublease against our agreement.
