In addition to the checklist, I require any copies of photo or movies are sent to me at the time of the submission of the Move-in(within 5 days). 

Check out the movie/book "The Big Short" and you'll see that out of 1 million or so financial "experts" in 2007-2009, only a handful of people got it right, and even then a few of them almost lost their shirts by diving in too soon.Bottom line: get out there and learn your market.

typically though Fee simple ownership of the land includes all the tree's  trees are real property.if the mineral or gas or oil rights are not reserved then the fee simple owner owns those.. someone leasing the land has no rights to any of these. unless there is a contract that specifically spells it out.thats why you have mineral rights in deed form.. you have Timber rights in Deed form and Water rights especially on the west coast were water is a major issue as well think the old western movies.. 

It doesn't hurt to have a BluRay player with some adult movies in there either.

For your lake vacation rental...fishing equipment, a non motorized boat, a well stocked kitchen with all utensils and gadgets, a wine fridge or a kegorator with a craft 1/6 bbl, gas or charcoal grill, chimenea, cornhole game, a SMART tv, an accurate pellet gun with pellets or a scoped single shot .22 or .17HMR, some adult movies and a blue ray player in the master bedroom with an HDTV, bubble bath if you have a tub or jacuzzi, an indoor/outdoor sound system, some mountain bikes, binoculars, some games like trivial pursuit/electronic darts, two single shot shotguns and a skeet thrower with skeet, an outdoor firepit, a "help yourself" herb and vegetable garden, tiki lights, a small trebuchet for the kids, some basic tools like a socket set/wrenches/screwdrivers, and finally the most important thing...mosquito repellant.
