Looking forward to it Kurt K., I was actually a graphic design major at ASU before switching to Interior Design.

I have money in an old 401 k that I could use for most of the purchase price and I also have a rental that is paid for.  

Hi Tod Foltyn,Agree with @adam that there is no such requirement as earning 200 k for past 2 years.

So I decided to go with that and ballparked about $27 k in repair cost broken up as the original $24k plus $3k for plumbing issue.

There are shacks with no running water, on posts, listed for 100 k and they're selling!

We lost 2 homes, our business and the commercial property we developed and then was forced 2 file BK to protect us from future deficiency judgments, etc.I am ready to begin again investing in real estate.

Now you may think it matters, as you're hoping I'll take only a few k over the mtg, but to me it has no bearing on value.

I am looking for a General Contractor (K-2, K-1 or B-) how has experience with spec. homes- please contact me if you do- thanks.
