Borrowing Money

Hi everybody, here is my situation I want to purchase a fixer upper to hold and rent. I have money in an old 401 k that I could use for most of the purchase price and I also have a rental that is paid for. Do I get a HELOC or does someone have other suggestions, I don't know much about borrowing money but I'm reading and learning...Thank you!
