Give her lease buy out option mutual termination and be done with it if she can't come up with that then .. you'll have to either fish or cut bait.. meaning,, fish for the lease buyout,,,,, cut baits is just say OK you have XXXX days to move,, if i see the guy here I'm writing up a lease infraction and will file for cause for unathourized tenant..YOUR THE BOSS ,, your rules..

For me it was a natural progression of being a high producing real estate broker.. this allowed me to network with developers who hired me to sell their product.. once in the club. you run with them.. then as you gain capital ( and make no mistake this is the most capital intensive business out there you grow into it.. at least that's how I did it.. and I am really just a small fish.. as my deals have all been for myself or just a few select capital partners..

@Will Barnard @Karen Margrave I just sent over the listing of the bid dog I owned and sold for 5 mil in 04.. no pics but it was a cool home it was river frontage on two sides 3 acre vineyard.. 8600 sq ft.. 5 bd 9 bath 6 car garage big boat launch.. and what was unique about it it was the only property in all of Oregon that has frontage on two navigable rivers. you land a float plane in front ski fish for salmon and steelhead etc etc.

and trust me when I say that you would not be loosing out on anything by not jumping on it.there are always the bigger better out there, you just need to fish em out.Once you get pretty good at the due dilligence you will be able to pick out the good from the bad in your sleep...just takes experience and you'll get there.
