Thanks for sharing, I think about this sort of stuff every day as I am only 1-3 months from quitting my 9-5 job to go full time into RE.

I'm currently working 11hrs. a day as a truck driver off on the weekends.My Goals: To learn just about everything their is to know about Wholesaling, Owner finances, and Subject to deals and how to find them that would be greatly appreciated thanks in advance.

The hard part is applying it every day as a habit.

When it eventually came time to move out, contact with our real estate agent was difficult, as always, and then one day a different agent contacts and says the other one hadn't worked there in the last month.

Consider yourself lucky that the tenant and caseworker are in communication with you at all about this ahead of time, and it sounds like there is a relatively definite end date (i.e. they are not asking for "just another month or two"), and that Section 8 will/should pay you for the extra day as well.

Sometimes they'll have fancy titles like "VP of Mortgage Origination" but are just as apt to be taking money at the teller counter on a slow day as they are to be wheeling and dealing 9 figure bonanzas. 

The cash flow from the property has "carried the day" as my LTV is not looking good because I bought in 2006.

:)At the end of the day a house is a house, but you may not want ot just own a house or just any house, be wise, pragmatic and systematic, as you embrace implementation of systems the soother and more effective your ROI.
