Of course I use a PM on ALL my rentals, I only self manage my lease to own properties which require nearly no management.If you haven't read Mike Butlers "Landlording on Autopilot", you should do so at your earliest convenience.Another thing you should consider is to make all your leases expire in May.

Two books I recommend for those thinking about buying out of state are: Long Distance RE Investing by David Greene and Landlording on Auto Pilot by Mike Butler.
