I know here in Vegas your FHa payments would be a lot less than monthly rental rates.If you were buying a rental for cashflow it doesn't seem like the cashflow is there to make it all worth while.

The deal is they put up ALL the capital while I find the properties and do the analysis to make sure its a worthwhile investment.

Take a look at the investment calculators under "Analyze" menu above to get acquainted with an intro to purchase price on potentially worthwhile deals.

It would be worthwhile trying to look into what's going on before making any judgment.

Thanks for your responses guys, I am not going to let it deter me though, the one on Tuesday will hopefully be a bit like a real meeting, and I will call and quiz the other place to see if the "Membership fee" was for the "academy" or for the REIA, among other curiosities.Keep replying folks, I seem to have cornered the market on small scale gurus here in MD.You know, this guy may have a real good system to share, and it may be worthwhile if applied, I am just taken back by the "club" mentality for lack of a better word to describe.

Keep track of the properties that you think are worthwhile in a spreadsheet for a few months while you are getting a handle.

Brian Woods  Lol I'm not an IT guy :-P, but I do find it very useful; something in particular most people I know don't seem to be aware of is that you can screen share; to me, that alone makes paying a little bit monthly worthwhile; so much easier to discuss details, especially involving analysis, etc, when you can actually see it in front of you.
