While living/working in the house I will be working on it/upgrading it to gain equity and hopefully the house will appreciate (in the Portland OR metro area it should).In order to find the perfect house with seller-financing available, I'm studying hard so that I can pretty much mimic what investors do with these kind of properties by sending out mailers/yellow letters to get a bunch of calls/responses and find the perfect location in the Portland metro area.

Flaming is directly insulting another member, flame-baiting is making a comment with the intention of getting a flame as a response, and trolling involves starting arguments or upsetting people by posting inflammatory, extraneous, or off-topic messages with the intent of provoking readers into an emotional response or of otherwise disrupting normal on-topic discussion.Do you have anything constructive to contribute to the topic of this thread, which is about yellow letter content so that we can get back on topic without yet another thread hijacked?

Did I spend effort doing KPI's, yellow postcard, blue post card, picture on postcard, no picture on postcard, postcard text1 vs postcard text 2, etc.etc?

I get it...But then you need to come up with some seriously amazing marketing idea.. be it mailer piece, or.. well anything different from the norm that will draw attention.But if you are just going to follow the herd, sent a yellow postcard with I want to $BUY$ your house...seriously.. you are winging it.

And when someone expresses interest in selling or buying, Facebook knows it all: the chatter, the keywords, the demographics, everything.It's not as a shotgun approach like yellow letters, which I stay away from because conversion rates are terrible.

:) This way when you find a deal that's worthwhile you won't necessarily have pay a realtor commission on top of a wholesale fee or the like.There are resources out there (websites & data companies, squeeze pages, facebook & instagram marketing, radio & tv ads, direct mail postcards & yellow letters, and on and on and on) that'll help you find & attract these motivated sellers.

Again, this is a tri-fold brochure, not a cheap looking yellow letter, so I think the price is pretty competitive.Curious if there are any thoughts on my strategy of using the tax records and focusing on out of town owners and if $1 per brochure mailed seems expensive.
