It's a great town!

I suspect you have seen my product around Park circle mainly the east side of down town we did about 15 new builds there. 

We have a ton of new grads come here and relocate to the Mid-town/Uptown/Arcadia areas which are all super close to Downtown Phoenix & Scottsdale.

The property is a cheap 4-plex in a college town near us that is already fully rented, and the rental income surpasses the PITI, but that’s where we run into my question.

@Brianna BuscemiIf I could do it all over again, I wish I would have purchased a 2-4 unit property instead of a town house as my first property.

It's the in town STR properties that aren't particularly convenient to any of the major attractions that have struggled the most since this market became crowded.3) The difference between good and average or bad STR operators is huge.

Current tenants rent our property (detached town home, 4b2b) for one year and want to extend leasing agreement recently.

Silt is a small town. 

Search around on the internet or possibly if they’re friendly at the local town offices and create a list of group home providers.
