At minimum, you need a good consultant to perform an asbestos and lead survey BEFORE any work is done, and that includes exploratory demolition.

Overall I like everything about their platform except that I can't see who the investors are in the deal.Fundrise is the only other platform I am dealing with at this point after surveying every other one I could find.

The only real difference I have seen with HML now as to before the crash is they are a lot more conservative on LTV and they want more points, otherwise it is about the same.As far as Ifunding, I submitted details about the property, zoning, surveys, HUD's from lot purchases.

I am going to have a survey done as soon as I can, and have a recommendation to a gentleman who installs septics to come out an see what the costs would be, and to identify exactly where the current one is, and how damaged.
